Mastic Sealant and Ceramic Bathroom Tile Renovation in Harrogate Bathroom

I couldn’t believe the state of the mastic sealant that had been applied to this bathtub at a house in the North Yorkshire Spa town of Harrogate. As you can see from the pictures, it was a mess. There were at least three layers of white silicon mastic sealant then a layer of clear silicone had been applied with a spatula then some grout on top of that! I feared the worst.

It was the result of a succession of bodge jobs that didn’t work and continued to let water leak down to the room below where it had left brown stains on the ceiling. The client had unfortunately tried to get it patched up but had just made the problem worse. The problem needed to be resolved properly so the ceiling below could dry out, be repaired and then re-painted.

Had the problem been dealt with immediately the damage would not have been so bad. By the time the water shows itself on the ceiling the leak has probably already been there for some time. The bathroom itself was in good condition but the mastic sealant was really letting it down. I discussed with the client what needed to be done and we agreed a price for the work and returned the following week.

Cleaning/Repairing Bathroom Tiles

I first washed the Ceramic wall tile and grout surrounding the bath with Tile Doctor Oxy-Gel to remove staining from the usual combination of dirt, grime, body oil, and soap scum. Being in gel form, this product sticks well to vertical surfaces where its best left for five to ten minutes before scrubbing in so it can get to work breaking down the dirt. I then rinsed the wall tiles with water and re-treated any stubborn stains with a repeat of the process until all the tile and grout was clean.

Once happy with the tile and grout I began to strip off the layers of silicone mastic. This is a slow process by hand, with care not the damage the tiles or the bath. After 4 hours it was all off. The final layer of white silicon was jet black, so had come away from the bath a long time ago. It is essential to have a nice clean surface to apply new silicon to ensure the best result. Adding layer upon layer will not solve the underlying problem.

Once l completely removed all traces of silicone l ran a heat gun over gap for about half an hour to remove the moisture. If any moisture had been left the new sealant wouldn’t adhere to the bath and tile properly causing it to peel off later and we would be back to square one.

The last step of the renovation was to fill the bath with water before applying a fresh thin bead of white silicone sealant. Applying mastic well takes a lot of practice to get a nice smooth finish but having carried out numerous bathroom and kitchen refurbs over the years it’s a skill I’ve manage to acquire. Once the fresh mastic was dry the water was emptied from the bath, this technique ensures the silicone is positioned correctly.

As you can see from the pictures there was quite a remarkable transformation. The client was speechless, the difference to the overall look of the bathroom was astounding. It would no longer be a chore for them to use the bathroom. Now they just need to allow the downstairs ceiling to dry out so they can redecorate.

Glazed Ceramic tiles are easy to clean however Grout can be a problem due to its cementous nature which traps dirt therefore I recommend protecting the grout with grout sealer which forms an invisible barrier over the grout and makes it easier to wash clean. For aftercare you can’t go wrong with Tile Doctor Aqua Pro which is designed for cleaning shower tile where the grout has been sealed.

Dirty Grout Deep Cleaned and Sealed in Gloucestershire Hallway

Cirencester is a large market town in the East of Gloucestershire known for its rich history dating back to the Roman times, when it was known as Corinium. This area is also home to the Royal Agricultural University, the oldest agricultural college in the English-speaking world.

I visited the town recently to see a customer who was having significant problems with the cleaning of her Ceramic tiled hallway. Ceramic tiles are always a popular choice in high traffic areas like Hallways and Kitchens due to their durability, as well as water and scratch resistance. However, this floor had been installed a decade ago and during that time had not received adequate maintenance. Although the Ceramic tiles themselves had not faired too badly the grout lines were heavily ingrained with dirt, making them near impossible to clean with everyday cleaning products.

The property owner had tried numerous products without success and determined to get the grout clean again sought assistance from her local Tile Doctor. I deal with these types of issues all the time so I was happy to pop round and see what could be done to restore the floor back to its peak condition.

To begin, I set about cleaning the grout lines using a mixture of Tile Doctor Remove and Go, which is a multi-purpose stripper and degreaser that breaks down any old sealer, and Tile Doctor Pro-Clean, which is a strong alkaline-based cleaner suitable for all types of stone and tile. I applied the cleaning solution and left it to dwell for about 30 minutes, before using a grout brush to lift away a decade’s worth of grime and muck.

Next, I used Pro Clean again to scrub the tiles in combination with a black scrubbing pad fitted to a rotary machine, before rinsing the entire floor with fresh water to remove any traces of chemicals. Then, I dried the grout lines with a heat gun and left them to cool for about 10 minutes. The grout lines were subsequently ready to be sealed.

With the floor ready to be sealed, I applied Tile Doctor Ultra-Seal to the grout lines using a pipette, which is a tool used to deliver a measured quantity of sealer.

Ultra-Seal is a premium sealer which is formulated to provide maximum stain protection. While leaving the grout with a natural look, the sealer will keep the grout looking fresh and free of ingrained dirt for some time to come.

The customer was amazed at how quickly I could transform the condition of the grout. As you can see from the photo below, the condition of the grout really shapes the appearance of the floor – and now these Ceramic tiles are a real asset to the property once again.

Restoring the Appearance of Kitchen Tile and Grout in Westmancote

This customer who lives in the old picturesque village of Westmancote, Gloucestershire asked me to do a home survey on their ceramic kitchen tiles which had been laid around fifteen years prior. With the exception of general cleaning not much had work had been done to the tile and grout and now the tiles were looking dull and the grout had turned black.

As part of the survey I ran a test clean on part of the floor and the tile and grout came up really well which convinced the customer to give me the job and I was soon booked in to return to complete the floor and work my magic.

Deep Cleaning Ceramic Tile and Grout

The first job was to give the floor a sweep to remove any grit and then I set about cleaning the grout lines. The grout had trapped a lot of dirt so I decided to start with the application of Tile Doctor Remove and Go which is a strong cleaner/stripper that is safe to use on all types of tile and grout. The Remove and Go was left to soak into the grout for about ten minutes before being scrubbed in with a stiff grout brush. This process released the dirt and the now soiled solution was rinsed away using water which was then extracted using a wet vacuum.

Next step was to turn my attention to the Ceramic tiles which needed a deep clean so this time I applied a medium dilution of Tile Doctor Pro-Clean, left to dwell for ten minutes then ran over the tiles with tan pad fitted to a rotary buffing machine. Once the floor was done I rinsed away the soiled cleaning solution with water and extracted with the wet vacuum.

I find it’s always the grout that lets down the appearance of a Ceramic tiled floor which are usually fairly maintenance free, to guard against this I always recommend the grout is sealed. Given the condition of the grout in this case it was definitely a good idea as I’m sure it wouldn’t be long before it started to discolour again.

With this in mind I sped up the drying of the grout lines with a heat gun and once done I sealed the grout lines using Tile Doctor Ultra Seal applied carefully with a Pipette.

The customer was pleased with the end result and left the following feedback via the Tile Doctor feedback system.

Very professional work. We were sold on it when he came to quote and did a small patch clean. Malcolm was able to come within a few days of confirming his price was acceptable and the job was done swiftly and to an excellent standard. We now have a new floor!

Ceramic Tiled Kitchen Floor Refinished in Warrington

It can be amazing and equally frustrating just how quickly grout can become dirty and discoloured. I was recently contacted by a couple in Warrington to see if I could help them with their Ceramic tiled kitchen floor that had only been laid six months earlier. To their dismay, in that short time the grout had become discoloured and difficult to clean. They had given up trying to resolve the situation by themselves and so turned to Tile Doctor for some professional assistance.

Naturally I was happy to assist and so arranged to visit the property to conduct a small cleaning test where I demonstrated how with a combination of the right tools and products I could indeed get the grout lines clean again. Seeing the results of the test, the couple were more than happy to book me to complete the job.

Grout Cleaning for Dirty Ceramic Tiles

On my return to the property, I repeated the same successful test clean across the entirety of the floor. This involved the application firstly of Tile Doctor Remove and Go, which is a strong cleaner, stripper and degreaser. I scrubbed the product thoroughly into all the grout lines, making sure I did not miss any dirt and stains.

I then started to clean the Ceramic floor tiles using our high alkaline cleaner, Tile Doctor Pro Clean. This was scrubbed into the floor in a similar fashion to the Remove and Go and then rinsed off with plain water extracting the waste water with a Wet Vat. The floor was left to dry over lunchtime.

Recolouring Grout for Ceramic Tiles

In the afternoon, I explained that whilst I could get the grout clean it was only a matter of time before it became dirty again. So, to provide a permanent solution I recommended to the customer that we apply an epoxy Grout Colourant, which adds a protective barrier over the grout. An alternative would have been to apply a Grout Sealer however this is best applied to new grout and in this case would not have guaranteed the uniform appearance required.

Before applying the Grout Colourant, I made sure the grout lines were dry by giving them a quick blast with a heat gun. I then started to colour the grout lines with our White Grout Colourant, which is part of a range made by Tile Doctor and is available in ten popular colours, including Black, Charcoal Grey and even Cappuccino Brown.

The difference made to the floor was quite remarkable. Not only is the grout now a uniform brilliant white, but it should remain so for a long time to come. You can see this yourself in the photograph below!
